Q: I am a local landlord and recently gave notice to my tenant to vacate my property after 2 months as I believed I was entitled to do so. The notice has since expired but my tenant refuses to leave and says he has been told by the Council it is an invalid notice as I am not registered as a landlord with Rent Smart Wales. Is this correct?

Q:  I have been given a letter from the Local Authority about my children. The letter says that I should ‘take this to a Solicitor’ and that there is an upcoming meeting. As I haven’t had much involvement with my children I cannot really understand why or how a meeting about them would involve me, although the letter does say there are concerns that the children aren’t attending at school. I’m worried because clearly I should be taking this to a solicitor, but I simply can’t afford the cost. Could you please point me in the right direction of someone who might be able to help?

Q: I have had my job thirteen years. Six months ago, on my way to the warehouse toilets, a stack of heavy cardboard rolls leaning against a wall fell on me as I was squeezing past. I broke my elbow in two places. The fractures haven’t healed as anticipated and I am still in great pain and I’ve had to pay for private physio since the free NHS physio sessions stopped. I always got on with the bosses but they’ve kept a cool distance since my accident, probably because they are worried I will try and claim injury compensation. If I did make a claim, could they sack me?

Q: I complained about my boss to his line manager because I felt he was bullying me. I was told to put my complaint in writing, which I did along with witness statements from colleagues who saw what had been happening. The boss said he would move me to a different department so it wouldn’t happen again but I said I didn’t want to do a different job, I just wanted no more bullying. When the line manager refused to take steps to reprimand my boss I threatened to take them to a tribunal. Now he’s trying to make me sign a settlement agreement and buy me off instead. What should I do?

Q: I would like to develop part of my smallholding for housing and in fact have had a couple of builders knocking on my door suggesting a joint venture with them. The problem is that there is a restrictive covenant on the land. Is it possible to get it removed and how would I go about it?

Q: For 2 years I underwent gruelling IVF treatment and finally got pregnant in 2016. My pregnancy was great but I had a very traumatic birth. I was in labour for 23 hours and eventually had a forceps delivery. I gave birth to a daughter, Eve, and I could not have been happier. After we took her home, Eve was struggling with feeding and her little body was making involuntary movements. After testing we have now been told that Eve has Cerebral Palsy, caused by a lack of oxygen to her brain during birth. Eve’s Physician has been fantastic, but I am concerned about what the future holds for Eve. Should I make a claim against the hospital?
